Melody Lake Association

Statement of Rules (6/16/2017)

 

In order to achieve and promote the purposes of the Corporation, the following rules shall apply to all property owners of Melody Lake.  A rule may be modified or additional rules enacted by a majority vote of members present at a regular meeting of the association.

1. Electric trolling motors of not more than 40 pound thrust, will be the only power driven boat allowed on Melody Lake. NYS rules and regulations affecting boating must be observed. No boat shall be maintained by any property owner for hire.

2. No multiple dwelling, no building above two stories. No building shall be erected within ten (10) feet of any side boundary, nor fifty (50) feet of the lake shore line, nor within ten (10) feet of the line of any road, street or avenue adjoining the lake, except for any outside privy that must conform to regulations set by the Cortland County Health Department.

3. Only one dwelling, one garage, one utility building and one privy shall be erected on one lot owned by the same owner or owners and all structures shall be finished exterior. The dwelling may be a trailer.

4. Lots shall be used for dwelling purposes only, and shall not be used for any commercial enterprises, clubs & organizations, or any harmful, offensive or unlawful purposes.

5. Property owners who rent their cottage or cottages are to make rules and regulations known to the renting tenant or tenants. Property owners who sell their property will make these rules and regulations known to the new owners. These renters and new owners shall then be subject to all conditions of this document.

6. There shall be no dumping of trash, garbage or other refuse in or along the approaches of those lands owned by the association.

7. All boats shall have the fire number(s) of the owners prominently displayed on them.

8. No air rifles, BB guns, rifles, pistols or other similar toys or weapons will be discharged within 100 yards of the lakeshore or any residence.

9. Right of way users must maintain the right of ways.  Camping is not allowed on any MLA right-of-way nor any MLA owned property.

10. Cross-lake swimmers must be accompanied by a boat.

11. All pets on the right of ways or beach areas must be controlled and maintained by their owners.

12. Property owners shall be responsible for appropriate maintenance of their property.

13. Property owners shall be responsible for the maintenance of the road adjoining their property.

14. All rules and regulations of the State of NY must be obeyed.

15.  Alarm Signal - For the convenience and safety of cottage residents, it is recommended that we use the steady, continued sounding of an automobile horn as an alarm for general assistance in an emergency such as accident, fire, or swimming problem.

16.  Melody Lane  All operators of powered vehicles on Melody Lane shall be at least 16 years of age and possess a valid driver license.

 

17.  Guest Passes – As approved at the June 11, 2017 meeting of association members, effective immediately guest passes are valid for one calendar year at a time and will be issued in a different color each year for easy identification.  2017 guest passes are printed on blue card paper and are available to members in good standing (current dues paid) by contacting any board member. All prior issued guest passes are void and a new guest pass must be in the possession of any invited guest(s) using Association assets and resources.  Guest passes should be controlled in a common sense manner by association members and are for limiting the use of association properties and assets to exclude persons that have not been invited.  Members are responsible for the behavior of their guests.
